What is a manufactured home?

A manufactured home (also known as a factory-built home) is a home constructed in a factory, transported to a site, and installed. These homes are built entirely in a controlled environment, under a federal building code administered by the U.S. Department of Housing and Urban Development (HUD). Due to sophisticated production processes, manufactured homes offer the best in efficiency, affordability and innovative design options.

Are manufactured homes safe?

Yes, manufactured homes are very safe. For example, the HUD building code requires that smoke detectors, escape windows, and non-combustible materials surround the furnace and kitchen range. HUD also has strict requirements concerning how much wind a manufactured home can withstand. At a minimum, homes must be built to withstand 80mph winds.

How does the purchase price of a manufactured home compare to site-built homes?

Manufactured homes are typically 20% to 50% less than comparable site-built housing.

Do manufactured homes pass any sort of inspection or are they held to any construction standard?

Unlike site-built homes, all manufactured homes are built to the U.S. Department of Housing and Urban Development (HUD) Code, with each home going through a rigorous inspection process before being certified and sold. This Code regulates home design, construction, strength, durability, fire resistance, and energy efficiency. It also sets standards for heating, plumbing, air-conditioning, thermal, and electrical systems. Inspectors, known as PIA's (Primary Inspection Agencies), actually monitor construction of the homes as they are built in the factories.

Is Lakeside Homes pricing competitive?

Yes, we are very proud of being able to offer the most competitive prices around. We run our business in the most efficient manner possible, knowing all money we save can be passed along to our customers in the form of lower prices. We achieve this in many ways, for one, we pick up the homes we stock ourselves from the factory instead of paying large delivery fees, another is by putting all of our employees on salary, which alleviates the pressure of trying to earn an inflated commission, it ensures the price will stay low and customers can get the home that fits their situation.

Do I get the actual home at your sales center, or do I order the home?

It's your choice !  There is no extra charge to re-order.  The only difference in price would be for added options or in the event of a factory price increase.

Can Lakeside order a manufactured home with the custom options I want?

Yes, all homes on display can be ordered from the factory. Each factory has many options and upgrades to choose from as well. These items can be added, as the factory allows, into any home they build. Along with adding options, the colors of the carpet, linoleum, countertops, cabinets, shingles, shutters, and exterior can also be changed when ordering a home.

What about the installation of my new home?

Here at Lakeside Homes we understand the importance of proper installation. That is why we employ a setup crew that holds well over 100 years industry experience collectively! Additionally, each Lakeside Homes set is inspected by a 3rd party certified manufactured home installer to make sure your new home meets all the requirements of the State of KY and the manufacturer.

What about service; who will service my new home?

Our award winning service department stands behind each new home we sell. We have factory authorized set-up crews, drivers, and service repair people ready to handle all of your service needs. At Lakeside Homes, we are very proud of our successful service department.

Who do I call about warranty service?

You call us! The only time we will direct you to call elsewhere is for problems with appliances, air conditioners, or furnaces.
